Richmond
Richmond and Rosenberg sit side by side along the Brazos River in Fort Bend County, about 35 miles southwest of downtown Houston. Together they offer a little of everything: historic downtowns, some of the area's most popular master-planned communities, and home prices that stretch your budget further than closer-in suburbs. Whether you're buying your first home in Rosenberg or moving up to Harvest Green in Richmond, I'll help you find the right fit, or sell yours for top dollar.

- Rosenberg, founded in 1883 as a railroad town, has a revitalized historic downtown, more established neighborhoods and some of the most affordable homes in the county, plus a growing list of newer communities.

Most of the area is served by Lamar Consolidated ISD, one of the fastest-growing districts in Texas, with more than 44,000 students and high schools like Foster and George Ranch. Some Richmond neighborhoods, especially near Sugar Land and the Grand Parkway, are zoned to Fort Bend ISD instead. I'll confirm the district and schools for every home we look at.

Richmond and Rosenberg home prices
Rosenberg is one of the most affordable places to buy in Fort Bend County, with most homes from about $170,000 to $550,000. Richmond's master-planned communities generally run higher, from the $300,000s into the $700,000s and up. New construction, lot size and the neighborhood's amenities make a big difference, so I'll pull recent sales for any home you're considering.
Taxes, MUDs and HOAs
Tax rates vary a lot from one neighborhood to the next. Some older Rosenberg neighborhoods inside the city have no MUD, with a combined rate around 1.9%. Most newer communities in both cities are in Municipal Utility Districts, with combined rates of about 2.3% to 2.8% in Rosenberg and similar or higher in parts of Richmond. I'll pull the exact rate for any home so you know your true monthly payment before you make an offer.
Flood risk
Both cities sit along the Brazos River, and some areas near the river and its creeks flooded during Hurricane Harvey. Many newer communities are built above the floodplain with modern drainage. I'll check the flood zone, elevation and flood history for every specific property.
